ABOUT THE EDEN APARTMENTS
Built in high quality between 2000 and 2009, the Eden is an appealing building, situated in a quiet street close to the City Centre. It is comprised of about 140 apartments on 14 different levels and there is also a carpark nearby.

The entry of the complex is arranged with bright tiles, white walls and black-silver letter boxes on the right and left walls. Some plants in huge red flower pots are situated in this area to give it an even more pleasant impression. Both the entry and the common areas seem to be in a good and clean shape. The balconies are stonewalled and white plastered to prevent a plain sight from the street onto the decks.

The security of the Eden Apartments is ensured by the fact, that the residents can access the building and use the elevator only with their key cards.  Additionally, people have to push a button next to the entrance doors to open them for leaving.  The manager of the building lives nearby.

The Eden Apartments are located in a quiet street, but at the same time close to most of the City’s attractions, such as the convenient shops, cafes and restaurants in Queen Street, some beautiful parks, the Civic Theater and the harbour district.  Auckland’s Universities and also the High Street precinct are in walking distance. The proximity to the next bus station is also very close.

Together with the fact, that the apartments are quiet affordable, all these might be reasons for students as well as for business people to choose this building to settle in.

  • The back-up diesel engine drive shaft for the fire sprinklers has been replaced.
  • There had been some repairs to roof flashings.
  • Four security cameras had been damaged by a power spike and were replaced therefore.
  • A section of tiling, which required an additional expansion joint, has been repaired.
  • As a result of a better selection of tenants by owners and agents, there have been no drug-related incidents and a significant reduction in anti-social problems and police incidents last year.
  • There is also a more stable occupancy resulting in fewer new tenants.
  • Some faulty smoke detectors have been replaced.
  • All the internal walls were painted during the last year to keep them in good condition.
  • There had been a leaking shower, which was repaired by Multiplex. To avoid shower leaks in the future, owners are asked to check the showers at least once a year, because some tenants do not clean their showers, which can affect the shower’s grouting, cause black mold and create the potential for leakings.
  • There are six Freeview channels installed for residents.
  • There had been two cracked lift mirrors, paid by the insurance.
  • All tenants are handed a welcome letter, which contains important information about the apartment, recycling, fire emergencies, house rules, how to contact the building manager in emergency cases.
  • The letter boxes are not secure, so it is advised to not use them to exchange keys or card.
  • Every year, the building manager carries out inspections of the sprinklers in every apartment; by this way he is also able to uncover pets held in apartments and he can investigate, if the apartment is in a clean condition.
  • The security camera system has functioned well last year, however it is almost five years old and might require replacement in the near future.
  • Four cameras have been replaced as a consequence of a significant power surge.
  • The card access system has been reset.
  • Earlier in the year, there had been a minor problem with cockroaches at a small section of one floor; this problem has been eradicated and additionally, there have been installed some cockroaches baits on every floor, which are checked every three month; since then, there has been no evidence for cockroaches in the building.
  • A brown stain appeared on the exterior wall of the building, which has been a result of an overflow of a tenant’s vegetable garden installed in wooden troughs on the balcony by heavy rain; the wall will be repainted and the tenant agreed to pay for the costs.
  • There had been a loss of the water pumps and power to the hot water cylinders twice this year; in both occasions, the hot water was restored within 30 minutes.
  • There had been a roof leaking caused by the heat on the roof and the high wind moving the flashings; this has been repaired and there is also further maintenance work scheduled in November to stop the problem recurring.
  • On two decks, some tiles have lifted as a result of missing expansion joints; this work is scheduled for the summer, when the weather is more reliable.
  • The drive shaft for the back-up diesel pump, which is an emergency back-up for the fire sprinklers in case electricity is lost at the time of a fire, shattered during monthly testing and was repaired.
  • The building was repainted in 2009 and it is proposed to chemically wash it in 2011.

  • A software license is to be bought to install the Genesis Access system to the BC computer.
  • One of the hard drives of the video surveillance system is to be replaced. Additionally, it was considered to upgrade each drive on a two yearly basis because of the heavy duty usage of the system.
  • The installation of the Freeview Digital service for the building will proceed.
  • The Genesis Access card system is to be upgraded increasing the storage capacity from approximately two days of memories to approximately 16 days of memories.
  • The exterior painting and washing of the building has been postponed to the following year at least until the construction across the road is completed.
