ABOUT THE SUN APARTMENTS
The Sun Apartments is a very popular building, both for students and professionals, with a high occupancy. Built between 2000 and 2009, it is comprised of about 90 apartments on seven floors. The building does not have its own carpark, but there is a secure carpark nearby.

Building security is given by security cameras at the entrance of the building. Last year, these proved to prevent incidents and vandalism and their presence means that an on-site manager is not necessary which therefore keeps the body corporate fees very low. Residents can only get access to the entry  with their swipe keys.

Centrally located, the Sun Apartments has a very close proximity to the convenient shops, cafes and restaurants in Queen Street, to the Civic Theater, to some beautiful parks and to the university district. Furthermore, the Viaduct, the High Street precinct and the numerous bars in K’Road are within walking distance.  The next bus station is just around the corner and it takes you only a few minutes to get to the motorways by car.

  • The window cleaning was budgeted and will take place in the following year.
  • There is some work to be conducted on the exterior paneling at the back of the building.
  • The CCTV cameras were installed during last year and they substantially reduced incidences and vandalism with nothing seriously happening since their installation.
  • The courier box has been installed and is operating well.
  • The building manager will arrange a sign to indicate, that the car park is a private one.
  • The use of the basement room has been permitted for motor bikes and the building manager will request keys to the padlock.
  • There had been an ongoing situation with the ground floor units in respect of vibration through the building. These problems stemmed from K’Road and were affecting numerous buildings in this area. Water Care is currently reviewing a major overhaul to the supply of water in this area and has already conducted work.
  • Due to extreme vandalism of the lifts, one of them had been non-operational for approximately three months. The lift company is currently working together with the insurance to ensure the lift will be operational again prior to Christmas.
  • The building manager is to speak with the proposed contractor in respect of the remedial works to the exterior cladding on the back of the building.

  • Some gates were installed on the back driveway to avoid the neighbouring properties rubbish and to control rubbish collection.
  • A swipe access system has been installed for security reasons.
  • The condition of the roof will be investigated by the building manager to see, if the roof requires maintenance or if the fittings around roof penetrations need to be replaced.
  • The west façade of the building showed evidence of rusting in construction joints or flashing detail; therefore a review will be necessary.
  • An installation of CCTV cameras is to be investigated.
  • The building manager is to review the need of a letter box, which can be used for the deposit of parcel notes by couriers to enable the building manager to distribute these notes directly to the apartments.
  • Signage will be required to declare the park spaces in the front of the building as reserved car spaces.

  • A part-time offside manager is to be appointed for the building.
  • A gate in the dock way area was installed.
  • Some quotes for the security system repairs to the lifts are to be obtained to enable residents to get access only to the floor of their own apartment.
  • The intercom system had failed to most units; now there have to be contained quotations for a basic system to install instead.
  • The handling of the rubbish was still an issue, which would hopefully improve as a result of the installation of the gate and the moving of the rubbish bins behind the gate.
  • Residents can store their bikes in the scooter room for $10 per month, which is arranged via the body corporate secretary; the same is valid for the number of scooters, which are actually parked in the dock way.
  • An independent contractor will review the lift performance, since very often just one of the lifts is operating as a result of defects.
  • There were current difficulties with the delivery of the packages via couriers to the building as they could not get access to the apartments; therefore it is proposed to instate appropriate signage on the front door to contact the part-time offside manager in such cases.
  • A jumbo bin will be delivered to site to enable rubbish to be placed in it from the communal rooms.
  • A general upgrading of the front of the building by way of cleaning grates at the bottom of the cabbage trees will be conducted.
