ABOUT THE WINSUN HEIGHTS APARTMENTS

Built between 2000 and 2009, the Winsun Heights Apartments with its affordable units is a popular building for students in Auckland City. It is comprised of about 154 apartments on 12 different levels and also has a carpark right next to the entry.

The entry is decorated with grey tiles, white walls and silver letter boxes on the wall and is a quiet bright area as the result of a huge glass wall just opposite the letter boxes.

The security of the building is ensured by the swipe cards, which the residents need to  use to get access to the entry and of course to their apartments.  Additionally, residents need to pass the entry with their swipe cards to get to the door leading to the carpark nearby. There is also a manager available for this building at certain times during the day or in emergency cases also reachable via phone.

Centrally located, the Winsun Heights Apartments is in close proximity to the university district, the Civic Theater, the Viaduct and to the numerous shops, cafes and restaurants in Queen Street.  Furthermore, some beautiful parks are within walking distance.  The closest bus station is just a few steps away and you can get to the motorways within only a few minutes by car.

  • An online portal usable with passwords is available for the owners to get access to the body corporate documents, unit plans and rules, as well as debt accounts.
  • The meeting agreed, that a review of the body corporate management is not required.
  • The committee will look for options to install individual water check meters.

  • The secretary will investigate costs to install individual check meters for gas and water for the complex.
  • The rubbish room needs to be labeled to make the location familiar to all residents.
  • There have been issues with homeless people sleeping in the rubbish room; this will be looked at and if required, the room will be locked at night.
  • A company is hired to undertake random security patrols.
  • For security reasons, the swipe card system was upgraded and all cards needed to be reprogrammed.
  • The option of changing the locks on each door to a new master lock system will be investigated.
  • A new repainting of the downstairs lobby area in a more suitable colour will be reviewed during the year, since the actual colour is not serviceable.
  • For an even better security, it is suggested to register the swipe card numbers each year to ensure that stolen or lost cards can easily be cancelled and also that cards of former tenants are useless to them after moving out.
  • Two burglaries happened this year on the same day; owners think, that this happened whether by former tenants using their swipe cards or by using the master cards of Ray White.
  • All tenants moving in the building will be given a copy of the regulations to ensure they are informed on the smoke alarm system.
  • An upgrading of the lighting in the ground floor foyer and a repainting of the walls in this foyer are to be approved.
  • Tenants should be reinforced to prevent putting on the washing on the balconies and also flicking cigarettes from the balconies, as both activities are a fire hazard for the whole building.

  • Some of the actual contracts as the fire alarm system testing and the annual building warrant of fitness compilation are to be reviewed to ensure that a fair price and good contract is obtained.
  • The building manager’s contract will continue the next year, since he is doing a good job at a fair price.
  • It was noted, that access cards can be purchased from the building manager during office hours.
  • There is a problem with TV reception in two apartments, which will be investigated.
  • The contact details of the contractor serving the mechanical ventilation will be provided to a resident, who actually has problems with the bathroom fan.
